Once snow and ice have cleared and access is suitable, address the debris left behind and record accessible conditions.
02 · Fall
Plan around your property’s main leaf drop, weather and access, with the visit confirmed before work begins.

Share the address, building or block count, roof types and areas you want included.
Confirm pricing, access and dates with your manager, subject to weather and safe working conditions.
Complete the agreed cleanout and prepare photos and visible observations for your records.
Review findings, approve any suitable preventative maintenance separately and arrange the next season.
Preventative maintenance
Suitable flat-roof preventative maintenance starts at $449, including one litre of liquid flashing and one tube of Dymonic 100 for agreed compatible details. Condition, preparation and safe access are reviewed first.
This is upkeep of suitable existing details—not leak investigation, torch-on work, membrane replacement or complex roof repair. If a finding needs a specialist, we document the visible concern so you can arrange the appropriate assessment.

If your roof needs work beyond preventative maintenance, ask Curbwell to help arrange the next steps. We can assist with finding an appropriate roofing specialist, gathering and comparing quotes, arranging access and keeping you updated.
Coordination is a paid service. We agree the scope and fee in writing before starting. Contractor assessments and repair costs are separate; you approve the specialist’s quote and arrange the repair contract directly with them.

Each visit is priced for the building, agreed areas, access and buildup. Pay after each completed cleaning. There is no annual prepayment or automatic renewal; we confirm future visits and prices with you.
They are separate service selections with their own approved scope and price. Seasonal cleanouts do not automatically include roof washing, moss treatment or preventative sealant and flashing work.
Accessible inlet and scupper clearing is included where agreed. Flow testing, when practical and agreed, is recorded separately. Concealed pipes and drainage-system performance are not verified.
We document visible findings and explain when specialist assessment is needed. Curbwell’s repair offering is limited to suitable shingle blow-off repairs. Leaking flat roofs, torch-on work and complex roof repairs are outside our preventative-maintenance service.
Dates depend on weather, roof conditions and safe access. We coordinate any changes with your property manager before the visit.
