Good stewardship through the year

Keep routine care on the calendar.

Each property has its own mix of tree cover, drainage, access and resident needs. We agree the areas to care for, contact you before each season and confirm the visit around conditions on site.

A plan by building

Identify the blocks, gutters, flat-roof areas, accessible drain inlets and scuppers included in your cleaning.

Coordinated access

Agree access arrangements, resident notices and practical working areas with your property manager.

A useful history

Photos and visible observations help your team track conditions and decide what needs attention next.

Two seasons. One clear plan.

Care that follows your property.

01 · Spring

A fresh start after winter.

Once snow and ice have cleared and access is suitable, address the debris left behind and record accessible conditions.

  • Collect and remove loose plant matter and debris
  • Clean the agreed gutters or flat-roof areas
  • Clear accessible drain inlets and scuppers in scope
  • Photo report per agreed building or block

Preventative maintenance

Care for the details.
Keep the scope clear.

Suitable flat-roof preventative maintenance starts at $449, including one litre of liquid flashing and one tube of Dymonic 100 for agreed compatible details. Condition, preparation and safe access are reviewed first.

This is upkeep of suitable existing details—not leak investigation, torch-on work, membrane replacement or complex roof repair. If a finding needs a specialist, we document the visible concern so you can arrange the appropriate assessment.

Need a specialist?
We can help coordinate.

If your roof needs work beyond preventative maintenance, ask Curbwell to help arrange the next steps. We can assist with finding an appropriate roofing specialist, gathering and comparing quotes, arranging access and keeping you updated.

Coordination is a paid service. We agree the scope and fee in writing before starting. Contractor assessments and repair costs are separate; you approve the specialist’s quote and arrange the repair contract directly with them.

Before you arrange care

Your seasonal-care questions.

How is the plan priced and paid?

Each visit is priced for the building, agreed areas, access and buildup. Pay after each completed cleaning. There is no annual prepayment or automatic renewal; we confirm future visits and prices with you.

Are roof washing and preventative maintenance included?

They are separate service selections with their own approved scope and price. Seasonal cleanouts do not automatically include roof washing, moss treatment or preventative sealant and flashing work.

Do you test the drainage?

Accessible inlet and scupper clearing is included where agreed. Flow testing, when practical and agreed, is recorded separately. Concealed pipes and drainage-system performance are not verified.

What if the report shows a repair concern?

We document visible findings and explain when specialist assessment is needed. Curbwell’s repair offering is limited to suitable shingle blow-off repairs. Leaking flat roofs, torch-on work and complex roof repairs are outside our preventative-maintenance service.

What if the weather changes?

Dates depend on weather, roof conditions and safe access. We coordinate any changes with your property manager before the visit.
