A practical part of roof care

Small debris.
A bigger drainage problem.

Leaves and vegetation can collect around strainers and scupper openings, slowing or blocking the path off the roof. Removing that buildup lets water escape when debris is the cause.

Remove the blockage

Collect loose debris from the agreed roof areas and clear accessible drainage openings.

See what needs attention

Record visible concerns and any remaining standing water in your photo report.

Plan the next visit

Choose a return schedule suited to tree cover, recurring buildup and your roof’s maintenance requirements.

Standing water surrounding rooftop details on a roof with vegetation-blocked drainage

Why the cleanout matters

Water needs
a way off the roof.

This project photo shows the buildup of water when vegetation blocked the roof drains. Clearing the blockage allowed the water to drain away.

Water that stays on a roof for prolonged periods can accelerate deterioration of its waterproof covering. If water remains after accessible debris is cleared, the roof slope, low spots or internal drainage may need further assessment.

Why roof drains need cleaning

Clear drains. Protect your roof.

Leaves, vegetation and sediment can collect around drain strainers and scuppers, restricting water flow. When debris is the blockage, clearing it lets trapped water drain away.

Standing water deserves attention.

Water that stays on a roof for prolonged periods can accelerate deterioration of its waterproof covering and shorten its service life. Cleaning addresses accessible debris; water that remains because of roof slope, a low spot or a problem inside the drainage system needs further assessment.

GAF: how standing water affects roofs

Make drainage care routine.

IKO recommends drainage inspection and cleaning annually or twice yearly, with more frequent attention where clogs recur. For roofs surrounded by deciduous trees, it recommends a cleaning after autumn leaf fall.

IKO: drainage-system maintenance

What we plan with your property manager

  • Collect loose leaves, vegetation and sediment from the agreed roof areas.
  • Clear accessible drain strainers and scupper openings.
  • Photograph visible concerns and identify any remaining standing water for follow-up.
  • Agree a return schedule around tree cover, previous blockages and the building’s roof-care requirements.

Any flow test is agreed separately. A cleanout does not include internal drain-pipe work, leak investigation or changes to the roof’s drainage design.

Before you book

Questions from property managers.

What affects the cleaning price?

Roof area, number of drains, buildup, building height and access all affect the scope. Send photos and the building list so we can confirm the work and price.

Will cleaning remove all standing water?

Clearing a debris blockage lets trapped water drain. Water remaining because of low spots, roof slope or internal pipework needs further assessment.

Is preventative maintenance included?

The roof photo report is complimentary with completed flat-roof cleaning. Preventative maintenance is optional, quoted and approved separately.

Can you return in spring and fall?

Yes. We can discuss seasonal visits suited to the property and its roof-care requirements. Each visit’s scope, price and access are agreed with you.
