Lift the buildup
Collect ordinary loose debris, apply a suitable cleaning solution and scrub the agreed floor and surface details with controlled water use.

Recover wash water
Use suitable wet-extraction equipment to collect excess dirty water as we work. We plan collection and disposal around the property rather than rinsing over the balcony edge.

How is the balcony price calculated?
Balcony cleaning starts at $179. The final quote depends on the size, condition, surfaces and access. Send an overview and close-up photos, plus approximate measurements. Pigeon-waste removal is extra; all charges are confirmed before booking.
Are windows, doors and railings included?
Yes—accessible balcony-facing glass, window and door frames, tracks, sills, railings and suitable wall surfaces are part of the scope we confirm. We work from the balcony floor. Exterior glazing beyond safe reach, building-wide window cleaning and dismantling are separately assessed.
How do you keep dirty water from going over the edge?
We plan water use around the building’s rules and the balcony’s surfaces. Controlled washing and scrubbing loosen dirt, and suitable wet-extraction equipment collects excess wash water. Collection and disposal are agreed before work; we do not simply hose dirty water onto neighbours below.
Do you pressure wash every balcony?
No. We choose the method for the floor, coatings, seals and building rules. Controlled washing and scrubbing may be more suitable. Pressure washing is considered only where the surface, access and water-management arrangements allow it.
What if there are pigeon droppings?
Select pigeon-dropping cleanup as well and send photos of the buildup and affected area. We quote that work separately and address the agreed waste-cleanup scope before ordinary balcony washing. You can also book pigeon-waste cleanup on its own.
What should be ready before the visit?
Please confirm building permission, arrange unit access and clear small belongings where possible. Send photos of the whole balcony, floor, glass and any heavy buildup, plus approximate length and width. Let us know about water access, delicate finishes, loose flooring and anything that cannot be moved.
Can you clean several units together?
Yes. We can coordinate resident notices, access windows and a unit list with your property manager. Each balcony is assessed by size and condition; any grouped-project pricing is confirmed in writing, rather than applying one $179 minimum to a whole building.
