A practical next step

Put your roof findings to work.

A photo report helps you see what needs attention. The next step is deciding which details can be addressed with suitable minor maintenance and which need a different approach. We work through that scope with you.

Know the location

Review the photos or visible concern and identify the exact area proposed for maintenance.

Agree the approach

Materials and preparation need to suit the existing roof. We confirm the scope before application.

Keep a record

Before-and-after work photos help you see what was completed and refer back to it later.

Your options

Targeted maintenance. A clearly agreed scope.

Standing water on a flat roof where vegetation had blocked the drainage

Maintenance includes drainage

Keep the path
off the roof clear.

Leaves and vegetation can block drains and leave water sitting around roof details. On this property, clearing the vegetation blockage allowed the trapped water to drain away.

Routine cleaning and suitable flashing or sealant upkeep address different maintenance needs. Your photo report helps you plan each service and identify findings that need specialist attention.

Not sure where to start?

Start with a clearer
picture of your roof.

A roof photo report brings together visible observations, photos and recommended next steps. Review the findings before deciding on maintenance.

One report per agreed building or block is complimentary with completed flat-roof or qualifying gutter cleaning. Standalone reporting is quoted separately.

Manufacturer guidance for building owners

Maintenance starts with a routine.

Roof care includes more than responding to a leak. Regular checks help identify debris, blocked drains and changes in exposed roof details. That gives you a chance to plan suitable preventative work before small maintenance concerns become larger problems.

Check the exposed details.

GAF recommends regular professional checks for debris, standing water, clogged drains and loose flashings. IKO’s owner guide also calls for checking penetrations, coping and sealant condition.

GAF: roof asset management and maintenance

Keep drainage clear and records current.

IKO’s guide calls for removing vegetation and debris from drainage areas and keeping a roof-access and maintenance log. Its covered systems require regular inspections, including after major weather events.

Turn findings into an agreed maintenance plan.

  • Record visible conditions with photos and locations by building or block.
  • Review suitable existing flashing and sealant details for preventative upkeep.
  • Confirm compatible materials, preparation, access and price before work.
  • Keep completed-work photos and flag findings that need a roofing specialist.

Roof and drain cleaning is a separate service. Active leaks, torch-on work, membrane replacement and drainage redesign require specialist assessment.

Before you book

Maintenance questions, answered.

What does the $449 package include?

One 1-litre bag of liquid flashing and one tube of Dymonic 100 caulking, applied to agreed suitable details. The scope depends on the roof condition, preparation and access. Extra preventative materials are quoted separately. Complex repairs require a roofing specialist.

Can you apply this to any flat roof?

No. Product compatibility, the existing roof system and surface condition need to be reviewed first. Findings requiring repair or leak investigation need specialist assessment.

Is maintenance included with cleaning or the report?

No. Completed flat-roof or qualifying gutter cleaning includes a complimentary photo report per agreed building or block. Maintenance is optional, approved and charged separately.

Can we arrange work across several buildings?

Yes. Send the building list and relevant report findings or photos. We agree the locations, access and scope before confirming price and timing.

Does this replace a larger roof repair?

No. Preventative maintenance does not repair active leaks or replace damaged roof systems. Larger damage, concealed issues or replacement needs require a separate assessment and scope.
